This is a rare opportunity for an experienced Property Manager or Leasing Manager to step into the Build-to-Rent and Co-Living sector — without losing the operational responsibility, commercial focus, or autonomy that senior property professionals value.
You’ll take ownership of a high-quality, professionally managed residential asset, responsible for leasing performance, day-to-day operations, compliance, and resident experience. This is a hands-on role for someone who enjoys running a building, driving occupancy, and being the face of the asset.
If you’re currently in residential property, leasing, or a mixed-use environment and looking to move into a more sophisticated, asset-focused model, this role offers genuine progression.
The Experience You’ll Build Here
Reporting into senior operations leadership, you will have end-to-end accountability for the performance of the asset, balancing leasing outcomes with strong operational discipline and service delivery.
Key responsibilities include:
Leasing & Revenue

Driving leasing activity to maximise occupancy and minimise vacancy

Conducting inspections and managing the enquiry-to-move-in process

Monitoring pricing, competitor activity, and local market conditions

Managing arrears and contributing to revenue and leasing forecasts
Property Operations

Overseeing daily operations to ensure the building is compliant, safe, and well-presented

Managing inspections (ingoing, outgoing, routine)

Coordinating contractors and service providers

Working closely with facilities teams to resolve maintenance issues efficiently

Using property systems (e.g. Yardi) to manage reporting and workflows
Resident Experience

Managing the resident journey from move-in to renewal or exit

Handling resident enquiries professionally and proactively
-
Supporting a positive, respectful, and well-run residential environment

Contributing to resident satisfaction, retention, and overall asset reputation
The Perfect Fit
This role is ideally suited to someone with a strong property or leasing background who is ready to step into a Build-to-Rent style environment.
You’ll likely bring:

Experience in property management, leasing, residential operations, or accommodation

Strong commercial awareness around occupancy, pricing, and revenue

Confidence managing a building autonomously

A professional, service-oriented approach to residents and stakeholders

Excellent organisation, follow-up, and attention to detail
Exposure to BTR, co-living, student accommodation, or hospitality-led residential environments is advantageous but not essential.
A Certificate IV in Real Estate Practice is desirable but not mandatory.
