Senior Property Manager (Temporary)

Why This Role Matters
This is not a traditional agency property management role.
This is a senior portfolio level position where you will take end to end ownership of property management operations across a growing residential platform, influencing systems, process, performance and resident experience.
We are seeking someone who is commercially minded, operationally sharp and motivated by building something exceptional rather than maintaining the status quo.
This is a role for someone who wants impact, accountability and progression.
The Experience You’ll Build Here
You will:

Take full responsibility for portfolio property management operations including leasing, renewals, arrears, inspections, maintenance coordination and tenancy administration

Drive occupancy, retention and renewal strategies across multiple assets

Act as the escalation point for complex tenancy or operational matters

Work closely with Finance on trust accounting, reconciliations and reporting

Lead, mentor and support Property Managers and operational teams

Contribute to process improvement, system optimisation and automation initiatives

Use technology and data to enhance efficiency and portfolio performance

Ensure compliance with NSW tenancy legislation and governance standards
You will operate as a senior voice within the business, identifying gaps, challenging inherited processes and helping shape smarter, more scalable ways of working.

The Perfect Fit
We are seeking someone who:

Holds a CERT IV (minimum), ideally a NSW Real Estate Licence Class 1 or Class 2
- Understands NSW tenancy legislation and compliance requirements

Has exposure to Build-to-Rent, large residential portfolios, hospitality or operational asset environments which is highly regarded

Is confident with property systems such as MRI, Property Tree or equivalent
-
Demonstrates leadership capability, either proven supervisory experience or clear readiness to step into broader leadership

Thinks commercially and proactively rather than reactively
